Honest pricing language for Dakota County facilities. No fabricated ranges.
We do not publish flat per-square-foot rates online, and we would encourage you to distrust any contractor who does. The same 4,000 square feet in a general office and a food-processing facility have meaningfully different cleaning requirements — different products, different labor time, different frequency on specific tasks. A number without a site context is not a quote; it is a marketing claim.
What we can tell you honestly:
| Factor | How It Affects Price |
|---|---|
| Square footage | The starting variable. More area takes more time. |
| Frequency | Nightly contracts cost more per month than weekly, but often less per visit. Most commercial facilities in this corridor run 5-night or 3-night programs. |
| Restroom count | Restrooms are the most labor-intensive area. A 2,000 sq ft office with six restrooms costs more than a 5,000 sq ft warehouse with one. |
| Floor type | VCT requiring periodic stripping adds to annual cost. Concrete and carpet have different maintenance profiles. |
| Special requirements | Secure areas, biohazard-adjacent cleaning, after-hours access restrictions and similar factors all affect scheduling and therefore price. |
Most of our clients in the Hastings–Farmington–Rosemount corridor are on monthly flat-fee contracts. You pay the same amount each month regardless of how many cleaning nights fall in that month. This makes budgeting straightforward and eliminates disputes about calendar variations.
We do not require long-term contracts. Most clients start on a 90-day agreement and continue month-to-month after that. We have held contracts continuously for years under this structure — if the work is done correctly, the contract continues.
The only way to get an accurate price for your facility is to submit a quote request. For smaller facilities (under 3,000 sq ft), we can often quote from your submission alone. For larger or more complex facilities, we prefer a brief site walkthrough.
